Bel Aire
The Bel Aire subdivision at Grand Palms is conveniently located close to the clubhouse and also to the community entrance on Pines Blvd. Some of the single-family residences within Bel Aire have a view overlooking the golf course and/or water.
The Courtyards
The Courtyards is a pleasant enclave of townhomes and attached single-story villas located within the Grand Palms development of Pembroke Pines, FL. Some units overlook the fairways while some others have a lake view. The Courtyards maintains its own community pool for resident use. Floorplans include the one story Avalon (1292 sq.ft - 1 car garage), the Bristol (1686 sq.ft. - 2 car garage), the Corsica (1591 sq.ft. - 1 car garage), and the Dover (1686 sq.ft. - 2 car garage).
Cypress Pointe
Cypress Pointe is a subdivision located within the Grand Palms golfing community close to its gated entrance as well as the clubhouse/recreation facilities. Some homesites in Cypress Pointe are situated such that they enjoy a fantastic view of the golf course and/or out over water.
Encino
Both single-family homes and attached coach homes can be found within the Encino subdivision at Grand Palms. Many residences at Encino overlook water and, for some, the golf course as well. Coach homes such as the 1480 sq.ft. Avalon, 1658 sq.ft. Berkeley, and 1593/1861 sq.ft. Catalina I/II all come with a one-car garage.
The Enclave
Within The Enclave at Grand Palms are found fine estate homes built to floorplans such as the Courtyard (3600 sq.ft.), Regal (3690 sq.ft.), Venice (3921 sq.ft.), Royale (4115 sq.ft.), and Grande (4821 sq.ft.).

Grove Estates
Grove Estates, located in the southern portion of Grand Palms golfing community of Pembroke Pines, is home to single-family residences, some of which look out over the golf course. A couple of popular floorplans built in Grove Estates are the 2513 sq.ft. Biscayne and the 3037 sq.ft. Bayfront.
Grove Place
At the southern end of the expansive Grand Palms community is the Grove Place subdivision which is home to popular models such as the Avalon and Bayshore (both 2160 sq.ft.), Biscayne and Commodore (both 2513 sq.ft.), and Virginia (2810 sq.ft.). Some of these enjoy a nice lake view while some others overlook the golf course.
The Grove
The Grove is located in the southern portion of Grand Palms and is home to models such as the 1482 sq.ft. Pomona, 1482 sq.ft. Madrid, 1711 sq.ft. Mayfair, and 1903 sq.ft. Bayview.
La Costa
Many of the single-family homes located within the La Costa section of Grand Palms enjoy a fantastic wide view out over the golf course and/or water. Popular floorplans at La Costa include the 2307 sq.ft. Majestic and 2425 sq.ft. La Quinta.
Las Verdes
At Las Verdes can be found all types of attached residences including condos, townhomes, and single-story attached villas. Some of these units look out to a spectacular panoramic view of the golf course. Residents of Las Verdes enjoy use of their own satellite pool.
The Laurels
The Laurels is a smaller subdivision of single-family homes within Grand Palms that is located not far from the front gate and clubhouse. Many homes in The Laurels have a spectacular golf view, with some of those homes looking out over water as well.
San Paolo
Most of the single-family dwellings in the San Paolo section of Grand Palms have a view of the golf course. Some of them overlook water as well. Models constructed at San Paolo include the San Remo (3038 sq.ft.), Courtyard (3188 sq.ft.), and San Simeon (3243 sq.ft.).
Santa Barbara
Single family homes within the Grand Palms golfing community. Many homes built within the Santa Barbara subdivision such as the 3058 sq.ft. Ventura model and the 3188 sq.ft. California Courtyard model enjoy a view of a lake and often the golf course as well.
Wilshire
The Wilshire subdivision at Grand Palms is home to models such as the 1612 sq.ft. Elmwood and Laurelwood, as well as the 1766 sq.ft. Rosewood and Princess. Some residences within Wilshire have a very nice view of the lake. Some others overlook the golf course.
